What plumbing code rules apply to a laundry room?

Quick Answer

A laundry room needs a washer supply protected against backflow, shutoff valves you can reach, and a drain that empties through an air break into a trapped standpipe or a laundry sink. Under the 2024 IPC that Phoenix accepts, the standpipe rises 18 to 42 inches above its trap weir, and the trap and drain are at least 2 inches.

The supply side

Backflow protection comes first. Section 406.1 says the water supply to an automatic clothes washer must be protected "by an air gap that is integral with the machine" or by a backflow preventer. Check the machine's paperwork to see which one you have.

Then the valves. Section 606.2 requires a shutoff valve "on the water supply pipe to each appliance or mechanical equipment," and Section 606.3 requires access to it. So the valve can't be buried behind finished wall.

The appliance instructions still determine which washer inlets must be connected for a cold cycle. If a steam dryer shares the cold faucet, also identify its separate dryer water connection before changing the supply layout.

Last, water hammer. The code wants a water-hammer arrestor wherever quick-closing valves are used (Section 604.9). Ask whether your washer box has one.

The drain side

Section 406.2 sets the washer drain. It must discharge through an air break into a standpipe or into a laundry sink. An air break is a drain that discharges into a fixture or receptacle at a point below its flood level rim and above its trap seal.

The numbers that matter:

  • Trap and fixture drain: at least 2 inches in diameter.
  • Connection: the standpipe's fixture drain ties into a 3-inch or larger branch or stack.
  • Standpipe height: it "shall extend not less than 18 inches" and no more than 42 inches above the trap weir (Section 802.4.3).
  • Trap: the standpipe must be individually trapped, with access for rodding.
  • Other fixture traps: Section 1002.1 generally limits the fixture-outlet-to-trap-weir distance to 24 inches vertically and 30 inches horizontally. It expressly sends clothes-washer standpipe height to Section 802.4.3 instead, so that general 24-inch limit does not replace the washer's 18-to-42-inch standpipe rule.

Whirlpool's installation checklist for its front-load washers adds two machine-side rules. The drain hose shouldn't extend more than 4.5 inches into the drainpipe, and it shouldn't be taped in: "There must be a gap between the drain hose and the drain pipe to allow airflow." The same checklist says the top of the drain must be at least 39 inches from the floor, or water can flow out of the machine by gravity.

Those two heights have to work together. The code caps the standpipe at 42 inches above the trap weir, and the manufacturer wants 39 inches from the floor, so the trap height and standpipe height get set together at rough-in. Measure both before the drywall goes up.

A laundry sink on the same standpipe

Section 802.4.3.1 allows a laundry tray without its own trap to connect to the washer standpipe. Then the standpipe must rise at least 30 inches above the trap weir and above the tray's rim, and the tray outlet can be no more than 30 inches horizontally from the standpipe.

Shared laundry rooms and coin laundries

For public coin-operated laundries and the central washing facilities of multiple-family dwellings, Section 413.4 requires floor drains "located to readily drain the entire floor area," with an outlet of at least 3 inches. A single-family laundry room has no such floor drain requirement in the sections above.

Clothes washers in individual dwelling units also aren't required to discharge through an interceptor (Section 1003.6).
