Plumbing in North Phoenix

Need a plumber in North Phoenix? HQ Plumbing & Air is based here, on North 25th Avenue, and sends licensed plumbers across North Phoenix at any hour for leaks, slab leaks, drain and sewer clogs, water heaters, water softeners and gas lines. For an emergency we typically have a plumber on site within two hours of your call. North Phoenix runs from the 1970s and 1980s neighborhoods around our shop to the newer master-planned communities toward Norterra, Desert Ridge and Happy Valley Road, so the plumbing behind the walls changes as you drive north. We find out what you have before we touch it, explain what we find in plain words, and agree the price with you before any work starts.

HQ's dispatch is in North Phoenix. We have the fastest response to this area in the metro. Newer master-planned communities here typically have PEX plumbing, which is durable but not immune to pinhole leaks or installation defects. We also see a lot of tankless water heater calls as these are common in newer builds.

The farther north you live, the newer the house

Census estimates for five North Phoenix ZIP codes count about 70,700 homes, and their age follows the city's growth north. In 85023, around our shop, the median home was built in 1984 and about 5,400 of its 15,000 homes date from the 1970s. In 85027, which takes in much of Deer Valley, the median is 1988 and about 6,000 homes were built in the 1980s. The median reaches 1995 in 85024 and 1999 in 85050, which takes in Desert Ridge. In 85085, which takes in Norterra and the Happy Valley Road area, it is 2009, and about 12,400 of its 13,600 homes were built in 2000 or later.

Most North Phoenix homes are houses: about 44,600 of the 70,700 are detached single-family homes. The rest are townhomes, apartments and condos, and in a building with shared walls a leak can reach a neighbor's unit before anyone sees it. If water comes through a wall or ceiling, shut off the water to your unit or the fixture, then tell your building's manager or association, because the source may be in a pipe the building shares.

What wears out in a 1970s or 1980s North Phoenix home

A house from the 1970s or 1980s is 40 to 50 years old, and much of what it was built with is past its expected life. Original shutoff valves and angle stops seize or drip when they are finally turned. Water heaters in these homes have often been replaced more than once, and the venting, gas connector and expansion tank may not match the newest one. Water lines under the slab can develop pinhole leaks, and the drain and sewer line out to the street can crack, sag or catch roots.

We start with a pressure test and a look at the pipe we can reach, and a camera run from the cleanout shows the drain and sewer line from the inside while you watch. Then we show you which parts are failing and which still have years left, so you can choose between a repair, rerouting one line, or repiping.

Newer homes toward Norterra and Desert Ridge

Homes built since the 1990s usually have plastic water lines, often PEX, run from a manifold, and many have a tankless water heater, a recirculation pump or a softener loop. These systems are durable, but they fail at the fittings, at a nail or screw driven through a line during a remodel, at a manifold valve, or where a heater was installed without the service valves it needs for flushing.

Many homes from the early 2000s are now 20 years old or more, which is when builder-grade water heaters, fill valves and faucet cartridges commonly give out. Tankless repair is one of our most common North Phoenix calls. We service all major brands, descale heat exchangers, and repair or replace the parts that hard water wears out first.

Who owns which pipe outside a North Phoenix home

North Phoenix is part of the City of Phoenix, so Phoenix Water Services supplies the water and owns the water and sewer mains. On the water side the line is drawn at the meter: a problem from the street to the meter is the city's, and a problem after the meter is the owner's. If water is running in the street or at the meter box, call Phoenix Water Services. If the meter keeps moving with every tap off, the leak is most likely on your side, and we find it with a line locator and listening equipment before anyone digs.

The sewer line from a house to the city main is the property owner's to clean and keep up. For a single-family home, Phoenix City Code 28-5.1 says that if the owner shows roughly where a break is and it turns out to be in the public right-of-way, the city verifies it and repairs that part. Our sewer camera and locator are how that spot is found, which decides whose dig it is.

Phoenix water: where it comes from and how hard it is

Phoenix's 2025 water quality report says 97 to 99 percent of the city's water came from surface water that year, mostly from the Salt, Verde and Colorado rivers, treated at one of the city's five water treatment plants. The same report puts its hardness at 10 to 17.6 grains per gallon across the system, which is hard by any measure.

That much mineral builds scale in water heater tanks, tankless heat exchangers, faucet cartridges and toilet valves. A tank that rumbles as it heats or runs out of hot water early is usually full of sediment. We repair and replace tank and tankless water heaters, and install water softeners and whole-home filtration where scale keeps coming back.

Permits and the Phoenix sewer bill

Phoenix has enforced its 2024 building codes since August 1, 2025. Clearing a stoppage, stopping a leak, or replacing a fixture or valve in the same place needs no permit. Replacing a buried water or sewer line, or adding gas piping for a range, a pool heater or an outdoor kitchen, is new work: it needs a permit, and the new pipe must pass inspection before it is covered. When a job needs one, we pull it and book the inspection.

Fix winter leaks fast. Phoenix sets each home's monthly sewer charge from its average water use in the January, February and March billing cycles, so a running toilet or a slab leak in those months raises the sewer bill for the year after. Once the leak is fixed, the city takes a Sewer Fee Review request within 60 days of the July bill date, so keep the plumber's invoice.

How to choose a plumber in North Phoenix

Arizona licenses plumbing contractors through the Registrar of Contractors. Before anyone works on your water, sewer or gas lines, look the company up on the ROC's contractor search to check that its license is current and covers plumbing. Work by a licensed contractor is also what makes a homeowner eligible for the state's Residential Contractors' Recovery Fund if a job goes wrong.

What a plumbing job costs depends on the problem, the pipe, how hard it is to reach, and whether a permit is needed, so be wary of a firm price given before anyone has looked. HQ Plumbing & Air is family owned, licensed, bonded and insured. Estimates are free, the price is agreed before work starts, and our workmanship carries a two-year warranty. Call us any time, day or night, or send the form on this page and we will call you back.

What plumbing work needs a permit in Phoenix?

How do I verify a plumber's license in Arizona?

Use the Arizona Registrar of Contractors free public license search at roc.az.gov/search. Look up the plumber by license number, business name, or qualifying-party name, then confirm the license is Active, the classification matches your job, the bond is current, and the complaint history is clean before you sign anything.

Why are slab leaks so common in Arizona?

A slab leak can develop when a buried supply pipe corrodes, rubs against concrete or soil, or is stressed by ground movement, thermal expansion or excessive pressure. Water chemistry can contribute to copper pitting, but hardness alone does not identify the cause. Leaks beneath a slab can remain hidden.
